Below you will see several roofing issues which were found on the following buildings.
1440 SW 28th St. This building required the most work because there were 11+ nails that had come up through the shingles. This happens when nails are not completely driven into the plywood (using nail gun and not correcting misfiring of the gun). Over time the shingle will melt over the nail and the nail will rust and eventually cause a leak. $500 for maintenance on this building. Maintenance also includes sealing all valleys and crickets. As well as replacing 3-4 ridge caps.
2560 SW 14th Ct. This building had several staples into the shingles. Not certain why these staples were driven into the shingles, but they could possibly cause a leak over time. Maintenance would include removing staples and sealing small holes with mesh/tar/granules (same as nail repair). Also 5 shingles and 2 ridge caps. $375 for maintenance on this building. Maintenance also includes sealing all valleys and crickets
2580 SW 14th Ct. This building needed to have a seal added to the edge of the roof (peak). There were 5 shingles to be repaired as well as 4 nails. Needed to paint valley w/primer (because metal was rusting). Also needed to add a piece of valley metal to repair were it had been folded down. $375 for maintenance on this building. Maintenance also includes sealing all valleys and crickets.
