Budget Notice & Proxy 2017.  This is our Notice for Budget Meeting for 2017.

First Notice of Election 2017.  This is our First Notice of Election.  The Budget Meeting, Annual Election and Board of Director’s Meeting will be set for December 21, 2017, at 7pm.

Budget Notice & Proxy-2017.  Please note the Proxy is on the second page of this document. The purpose of this meeting is to obtain membership approval to PARTIALLY FUND OR WAIVE RESERVES, to include with the operational budget for 2016.   Florida Statute requires condominium budgets to include Fully Funded Reserves. The Board of Directors has an option to offer a Partially Funded Reserves, or Waived Reserves option, to the membership for approval. IF THE PARTIALLY FUNDED, OR WAIVED, RESERVES IS NOT APPROVED BY THE UNIT OWNERS, then, the Board of Directors MUST approve a Budget with a Fully Funded Reserve.  Budget with FULLY funded Reserves: $348 Monthly Assessment per Unit.  Budget with PARTIALLY funded Reserves:   $312 Monthly Assessment per Unit.  Budget with WAIVED Reserves:   $275 Monthly Assessment per Unit

Proposed 2017 Budget.  This is our Proposed Budget for 2017.  It includes an increase in monthly dues to $275 so that we can complete our professional paint job and install new shutters for the buildings that are missing them.  This is in expectation of everyone waiving reserves and having to fund these capital projects out of our Operational Budget.

2016 Budget & Actuals.  This is our 2015 Proposed Budget and the Actuals for the year.

Reserve Budget-2017.  The painting is ongoing and our roofer has given us 10-15 years on our roof with proper maintenance.

BOD Notice-12-7-16.  The meeting will  be held at the Clubhouse on Wednesday, December 7, 2016, at 7pm.  Please carefully review all the Notices and supporting documentation.

Proposed Budget 2016.  This is our Proposed Budget for 2016.  Even though a couple of unit owners requested a change in vendors, which would have resulted in an increase of operating budget (resulting in a monthly dues increase to $300), the membership generally opposed this change.

Second Not Elec 2016  This is our Second Notice of Election.  After reviewing all returned Candidate forms received by the July 22, 2016, deadline, it was determined there are three candidates for election; there are four positions open. Therefore an election by ballot will not be held, and one position on the Board will remain vacant. The three candidates represent the members of the current Board: Bill Permuy, Mary Aperavich and Scott Permuy.

Proxy for Annual Meeting 2016  This is our Proxy for the Annual Meeting.  Please take the time to fill one out and submit it if you cannot make it to the meeting.

2016 Proposed Budget B This is a Budget reflecting a raise in the monthly fee to $300 (starting in September) and the beginning of our introduction of new vendors afforded by the increase.

2016 Proposed Budget A This is a Budget that reflects the status quo moving forward.

First Notice of Election 2016 This is our First Notice of Election.  The Budget Meeting, Annual Election and Board of Director’s Meeting will be set for August 31, 2016, at 7pm.

Second Notice Election 2015  Here is our Second Notice of Election.  No other homeowner volunteered to run for office, so the Board will be remaining the same.

PestControlFUNGUS.  This is the contract we have signed with a very professional company to treat the fungus issue on the south end of 14th Street.  They will be here several times to get ride of the fungus.  The process will take approximately a month so it should be looking better by Mid-March 2015.

Best Roofing 2015 Proposal.  We had a competing roofing company come out and give us a proposal to fix any issues with the roof.  They felt our shingles had a good 5-10 years left on them overall and they would not walk our roofs to look for issues unless we entered into contract with them based on the terms delineated in the Proposal.

Pro Pest Bid Vents 2015 Budget.  This is a bid to assist with the rat issues.  We will be reviewing this at our next Board or Budget meeting.

Second Notice Annual Meeting 2014.  This is our second Notice sent out by Mail and Email for the April 4th Meeting.  We did not have any submissions for candidates for the Board this year.  The Board will remain the same.

Proxy for Annual Meeting 2014.  This the Proxy for our Annual Meeting.  We urge those who will not be attending the meeting to submit a proxy so we can achieve a Quorum.

Board Meeting 4.4.14 Notice.  This is the Notice for the Board Meeting to take place the same night as the Annual Meeting.  We will be making a final decision as to the Lamp Posts.  Please attend.

First Notice of Election 2014.  This Notice went out by mail and email on Thursday, January 30, 2014.  The Meeting will be held at Bill’s on Friday, April 4th, at 7PM.  Anyone desiring to be a candidate for the Board of Directors must give WRITTEN NOTICE by February 23, 2014.  Please carefully review the Notice for details.

BlueOceanPestControlBid.  This is the Blue Ocean Pest Control Proposal which was accepted.   Please submit a request for pest control service via our online form.

Budget 2014 Proposed.  The Proposed Budget for 2014.  This Budget was accepted at the Budget Meeting of 12.30.14.

Reserve Budget 2014.  The Reserve Schedule for 2014.  The membership voted to waive reserves.   We had a Quorum and the majority of said quorum voted to waive reserves in person, or by the proxy:  2014 Budget Proxy.

The Legal Timeline is password protected.  Please submit an Official Records request and you will be provided with a password so you can obtain the information which, according to Florida Statute, you are entitled to.   However, we do want to maintain a certain level of privacy for this information for the sake of those members who are facing financial hardship.
